Town Hall Meeting, July 24 @ 4:00 PM

The Board invites you to attend a town hall meeting on Friday, July 24, at 4pm to discuss the upcoming vote regarding proposed restated CC&Rs and Bylaws for Carnelian Woods and the sale of development rights (RUUs: Residential Units of Use) for the undeveloped lots. Homeowners will received a corrected ballot to vote on the proposed restated CW governing documents. Ballots must be returned no later than August 26, 2026, and will be counted in an open Board meeting on August 27, 2026 at 10am. In order to pass, 75% of CW homeowners must approve the proposed restated CC&Rs and proposed sale of 50% of the RUUs. Bylaws will be passed with a majority of quorum of the voting power voting in the affirmative.
The ballots must be mailed or hand delivered to the Inspector of Elections. They cannot be dropped at the Lodge or left in the drop box.
The Association’s current governing documents were written in 2014 (the CC&Rs) and in 2003 (the Bylaws). Since then, many of the laws about the Association have changed. The Board is updating the current CC&Rs and Bylaws to comply with these changes. In addition, it is important to clarify the Association’s rights and obligations to enforce the documents in a way that helps preserve, protect and enhance the attractiveness and value of all our properties. The Board has spent considerable time and effort, together with legal counsel, to ensure the restated documents address these concerns and make them most effective.
