  1. Remodels Completed:
    Unit #152: Finish electrical, interior door hardware, closet shelving and re-plumb the plumbing in tower and insulate. Also reinstall the dishwasher, range and fireplace.
    Unit #32: Whole unit remodel, demo is completed.
  2. Snow removal of pathways to units and electrical meters:
    As you all know, it has been a very long and heavy winter this year. The contract with Lasting Scapes has proven to be a good choice this year, I think overall they have done a great job.
  3. Snow Removal:
    Roadways and parking lots are ongoing, but some of the parking spaces had to be used for snow storage due to the big winter snow load.
  4. Unit Roof Leaks:
    Units #133, 62, 43, 24 that were still leaking in the last GM report have been repaired. Additionally, units #7, 41 have also been repaired. Also, unit #151 developed an ice dam at the front of the building that leaked into the front bedroom causing water damage to the flooring, drywall and under soffit. Roofer came out and removed snow, ice dam and repaired valley metal that was torn by the ice dam. The water damage in the unit was mitigated.
  5. Damage to complex due to heavy snow load:
    Unit #42 fireplace stack was torn off and crushed by snow and ice that slid down the roof from the ridge of the building. Furthermore unit #41 got damaged by the impact to unit #42 fireplace stack. The second floor living room wall is fractured from impact to exterior wall. I have pictures that show the damage to these units. Also, some of the unit’s balcony handrails where they attach to the building are pulling away due to snow load around the railing, and the termination cap on the pool equipment building was also torn off by snow load on the roof. Lodge handicap handrail was also damaged by falling tree branches, due to snow load in trees.
  6. North Tahoe Fire inspection of the lodge was completed on 3/2/23. The only correction that was needed to pass was Emergency exit signs that were not working properly when in backup mode. (No power in Lodge)
  7. Placer County Health and Safety inspection of hot tubs on 3/27/23 passed with no corrections!
  8. Personnel:
    All on site personnel have attended and passed the CPR/AED/First Aid class. Also, the Automated External Defibrillator that is in the lodge is fully operational.
  9. Work orders are getting done in a timely fashion.
  10. Spreadsheets:
    Chevron gas card, Wells Fargo credit and mileage for off-site truck usage are being completed monthly.
  11. Sales Pavilion lease renewal has been extended to March 15, 2023. The rent shall be $2,700.00 per month and the utilities will increase to $350.00/month, total amount owed monthly $3,050.00
  12. Sales Pavilion dishwasher has been replaced with a used one from unit #32 remodel.
  13. Employee safety meeting:
    Eye protection, wear gloves, proper shoes (boots). Examine work areas for unsafe conditions, report all work related accidents immediately.
  14. Caterpillar Loader:
    As you all know, we had a big winter this year and the loader was a huge factor in keeping the roadways and parking lots open this winter season. I was hoping to make it through this winter with the existing chains, but David was spending too much time repairing them so I decided to replace them. Also had to do a major service on the loader that I was hoping to make it through this winter without doing until next spring.
  15. Opening of Pool this Spring:
    As a result of the heavy winter snow load this winter the swimming pool will probably be delayed one month for opening. The goal would be to have it open by July 1st or sooner.
  16. General Manager:
    Emergency situation–No Office Coordinator on site. Duties that the G.M. has to perform while Teresa is out of town: Go to Post Office Daily, Sort through mail, Put together deposits, go to Wells Fargo Bank and make deposits twice a week. Answer office phone calls, Scan time cards and send them to Alice for Payroll. In Teresa’s absence, because of the additional tasks in the office that she normally takes care of, I find myself being pulled away from the remodels I have scheduled, which will cause delays in the projects. Also, it impacts my time needed for the infrastructure of Carnelian Woods.
  17. Unit #151:
    Water damage occurred in the first-floor front bedroom corner next to the window of about 35 square feet of flooring. I called Vic from Vic’s Water Damage and Carpet Care and he took care of the mitigation. The water damage was caused by an ice dam on the roof, so I had Espinoza Roofing remove the ice dam on the roof and he also repaired the roof. The valley flat metal had a fracture about 18” long in it.
  18. Ken Fischer, Utility Operations Manager for the PUD:
    I have been in contact with Ken about the water services in units #21-32, in regards to the water service replacement of supply lines to each meter. The PUD is going through their budgeting process and will let me know by May 20, 2023 their decision on whether or not they will be doing the replacement of the water services in that cluster this summer.

  19. Finish remodel unit #32.
  20. Repair damaged handicap handrail at Lodge caused by tree branches.
  21. Repair damage to units #42, 41.
  22. Browning Reserve Group:
    Update w/site visit review: 30-year update. Cost: $3,600.00 I will schedule the site visit review in the spring.
